Rear Detached Garages Are Mandated

March 2017

PROPERTY ZONING CHANGES IN GARAGES

The Department of City Planning’s Neighborhood Conservation Initiative has announced several regulation code changes to existing single-family neighborhoods that go into effect March 17, 2017, and will impact the development of future homes in the area.

The Neighborhood Conservation Initiative was launched in August 2015 to address issues confronting single-family neighborhoods in LA and preserve the character-defining features of the city.

R1 Variation Zones and Rear Detached Garage Supplemental Use District (SUD) Code Amendment (CF 16-1460)

This amendment seeks to uphold the diverse character of single-family neighborhoods in the R1-Zone. The goal is to offer more tailored development options while ensuring additions and new constructions remain consistent with each community’s predominate building designs. This change mandates garages be detached and located at the rear of properties for R1, RA, RE, and RS zones.

What is the Rear Detached Garage Supplemental Use District?

The RG Rear Detached Garage Supplemental Use District is a new optional
zoning tool that would regulate the location and type of structure for required covered parking in single-family neighborhoods. The Rear Garage Supplemental Use District would mandate that the parking requirement be satisfied with private garages enclosed by walls, instead of any other form of covered parking, like carports. Garages on lots within a Rear Detached Garage Supplemental Use District are also required to be detached from the main building and located at the rear of the lot. The Rear Garage Supplemental Use District serves as an additional tool to regulate building pattern and would not be a standalone zone.

Here the neighborhoods that have been rezoned to an R1 Variation Zone and/or Rear Detached Garage Supplemental Use District.
